Education is paramount to success in any endeavor. But when we are speaking of real estate investing, it is most important to consider its impact on risk.
Investing is widely regarded as a risky pursuit by amateurs and those who are uneducated in the field. To professional investors, a person’s education or knowledge of an investment is by far the single greatest determinant of risk. A well-educated investor can always walk away from a ‘risky’ deal.
A lack of knowledge sees so-called investors get into difficulty time and time again. Whether it’s the first time investor who just bought a house in a bad location that is losing money or the guy who thinks he’s smart because he has a nice paper profit after some blind luck in a stock market boom. Chances are that if they don’t know what they are doing they are headed down a bumpy road.
You can throw a rock in any direction and hit 20 real estate gurus. There are enough educational resources available out there just on the Internet alone. In order to succeed in real estate, one must find a niche of interest and focus 100% on that niche. Have you ever heard the phrase “jack of all trades, master of none”? You must become highly efficient in your niche, in order to lower your risk as an investor.
My advice to any first time investor is to study real estate investing and see which niche bests suites his/her interest. Once you declared a niche to focus on, study that niche in and out. Research those who specialize in the niche and the responses of their past students. This will save you much time, money, and heart ache.
Real Estate investing education runs in opposite directions as your risk factor. As your education level goes up, your risk goes down. Likewise as your education level of real estate is down, your risk level is up. Lower your risk of loss in real estate investments by simply educating yourself.
