<p style="text-align: left;">Most investors, collectors, etc. are not familiar with the realities of the silver market.  The main problem with the precious metal is that, in some transactions there is no real, physical silver and what the investor gets in return for his/her money is paper silver.  Some federal banks have pursued that trend for a quite long time and continue to add to their huge pile of liability by issuing more and more paper silver.  The manipulation is feared to leave a huge impact on the market in the long run.</p>
<p style="text-align: left;">Once reality sits in and the federal banks have to come up with this silver, they will be purchasing all the silver on the open market, which will cause the price to skyrocket!!  Currently you can buy an oz of silver for under $30.  Imagine the gains if you were to buy silver now and the price shoots up to $500/oz or more!  Not to mention the thought of the dollar crashing, which will increase the demand for silver as well as gold.</p>
<p style="text-align: left;">Currently silver and gold are on Bull Market Runs and have been for the past 10 years.  From my research, this can continue for another 8 -10 years or till the dollar collapse.</p>
<p style="text-align: left;">The assumption is that the price of silver will rise so steeply and the value of the dollar will be little to nothing that you can use 500 &#8211; 1000 ounces to buy a house.  I&#8217;m currently picking up silver, gold, and cash flowing real estate.  The company that I purchase my gold and silver from also allows me to buy the commodities in a savings plan where I pay as little as $25/mo each month till the full purchase price is paid.  This allows  me to buy more commodities without the strain of dispensing all of my on hand cash.  Once it is paid for, the company ships the items off to me and I can store them as I see fit.</p>

<p>For the last year, the unemployment rate has been the highest it&#8217;s been in years.  The average for the country now is around 10%.  The unemployment rate for states such as California, Florida, and Michigan is over the national average with numbers in the 12 &#8211; 13% range.  Until more Americans can get a secure and steady job, the <a title="Where is The Real Estate Market Headed?" href="http://www.biggerpockets.com/renewsblog/2010/06/26/where-is-the-real-estate-market-headed/" target="_blank">real estate market</a> won&#8217;t be able to gain any momentum.<span id="more-834"></span> Gaining momentum is the hardest part of starting anything.  But once the market begins to gain momentum, we&#8217;ll begin to see changes in the market, home prices rising, time on the market decreasing, etc.  There are pockets of communities actually seeing this as we speak.  When can we expect to see this gain in momentum as a whole?  Not this year.  Things like this take time.  It&#8217;s like a huge ship turning around in the middle of the ocean.  Once it begins to turn it will be awhile before it actually turns completely.  The same principle applies to the real estate market.  My strategy is to watch the numbers for my target cities.  Once I  can see a downward trend in unemployment and a rise consumer confidence, that&#8217;s when I will begin to sale.  Yes, Sale! Right now, you need to buy, buy, buy.  In the words of Warren Buffet, &#8220;When everyone else is buying, you want to sell.  When everyone is selling, you want to buy&#8221;.</p>

<p>As for short sale negotiations, I would recommend using First Choice Loss Mitigation.  They negotiate short sales for buyers, sellers, Realtors, investors, attorneys, and lenders.  You can also partner<span id="more-449"></span> up with them and not only will they negotiate the deal for you, but they will assist in bringing in a buyer to buy the property.  The wonderful part about their service is, you don&#8217;t pay them anything upfront and they are only paid if they negotiate the deal and it is closed.  Your only concern would be bringing them the lead and collecting your check. </p>
<p>Now, how to make $10,000 or more on your next quick turn short sale, your exit strategy.  Of course you can&#8217;t negotiate a short sale without having an offer on the property.  Once your company has submitted an offer and the lender has ordered and completed the BPO, you want to have the seller cancel the listing with the Realtor.    Now the contracted buyer can re-list the property with the same agent at a price higher then his/her short sale offer amount but lower then the original seller&#8217;s list price.  The listing should state in the listing remarks &#8220;owner by contract&#8221;.  Disclosing to the potential buyer that you haven&#8217;t actually closed the deal with the original seller yet is an important aspect of the deal.  Also the listing remarks should state that this is an all &#8220;cash purchase, no financing&#8221;.  In order to quickly turn the real estate for a profit, the end buyer must use cash or a <a href="http://www.hotwholesalerehabs.com/investing-tips/funding-c-buyerloan" target="_blank">lender</a> that&#8217;s on board and won&#8217;t have title insurance issues. </p>
<p>Using this method will allow the MLS to bring you a buyer quickly.  Your listing should have an addendum attached that discloses to the potential buyer the entire process of the closing.  This includes how you will be using their funds to close on the A to B transaction and then closing the B to C transaction.  With &#8221;A&#8221; being the original homeowner, &#8220;B&#8221; being you the investor, and &#8220;C&#8221; being the end buyer.  Be sure that your spread from your purchase price and your sale price are enough for you to pay some closing cost and agent commissions.  Also your short sale offer should be low enough so that you have room to increase/negotiate your offer amount and still make a decent profit. </p>
<p>The list price should be higher then your minimum sale price.  If the least you will accept for a property is $100K, then you want to list it around $110K.  This will give you some negotiating power. </p>
<p>Once you receive the short sale acceptance letter and an acceptable offer on the property, you can proceed with your exit strategy and schedule a closing.  By this time you should have secured a closing agent and performed a title search.  A number of closing agents won&#8217;t touch these type of closings because they don&#8217;t understand them.  But as long as your end buyer is using cash and you fully disclose all aspects of the deal, you are protected from fraudulent actions.  We are closing deals like this all the time and have attorneys that we use in Greensboro and Charlotte, NC that we can refer to you if needed. </p>
<p>At the closing, there are two HUDs for two separate closings.  The first HUD is the closing with the original seller, the short sale.  This closing is executed with the end buyers funds.  The second closing is the closing with the end buyer.  The great part about this is that you really never take title to the property, but you get a pass through title.  Also if the short sale is negotiated well, the original seller/bank will pay for some of the closing cost while your end buyer pays for the remaining cost. </p>
<p>Your profit is the spread of the A to B purchase and the B to C sell.  You can easily quick turn a short sale for $10K to $20K+ profit on each deal.  The key is to use a good loss mitigator, have a well educated listing agent, and <a title="Short Sale Tip # 6: Controlling The BPO" href="http://www.realestateradiousa.com/2008/02/25/short-sale-tip-6-controlling-the-bpo/" target="_blank">influencing the BPO</a>. Once these factors are met, you can create great spreads on all of your short sale deals and make boatloads of cash.</p>

<p>When a wholesaler gets a property under contract, they normally sell the property to an end buyer by assigning the contract or receiving a fee from the end buyer to purchase directly from the seller.  But in some situations, such as a <a title="Double closing using Transaction Funding on your Short Sales and REO deals" href="http://shortsalesedu.wordpress.com/2009/07/06/double-closing-using-transaction-funding-on-your-short-sales-and-reo-deals/" target="_blank">short sale</a>, the wholesaler must purchase the property first in order to fulfill the arrangements made with the foreclosing lender.  This simultaneous closing transaction is structured something like this: Party A (lender/seller) sells to Party B (wholesaler), who in turn sells to Party C (end buyer)<span id="more-429"></span>.  Party B can either bring in 1 day funds to close the transaction with the lender or disclose everything to Party C and inform them that their funds will be used to closed the initial transaction, Party A to Party B.  This IS NOT illegal as long as it is disclosed in the form of an addendum and Party C is using all cash or <a href="http://www.hotwholesalerehabs.com/real-esate/where-are-the-hard-money-lenders" target="_self">hard money</a>.  It is difficult if Party C is getting financed.  Though there are a couple of lenders that would fund this type of transaction.</p>
<p>A question a number of wholesalers ask &#8220;who is getting the end loans to the C buyers done with no hassles and no vesting requirements?&#8221;  Quicken loans were lending to these type of transactions but withdrew from the market this week and will not close any more &#8220;C&#8221; loans at this time.  But here are two more to add to your list:</p>

<p>You can also seek out hard money or private funds for a temporary loan of 6 &#8211; 9 months.  This will give you time to make the repairs and refinance.  It is much easier to refinance then it is to get a loan to make a purchase. </p>
